When a specialist investigation makes sense
An obvious dripping fitting often needs a plumbing repair. Specialist detection becomes more useful when the source is concealed, the stain keeps returning, several possible routes are involved, or previous checks have not explained the problem.
A wet ceiling can involve plumbing, drainage, rainwater entry or condensation. Tell ADI what you have noticed so the team can discuss the kind of investigation that fits. Do not assume every damp patch needs pipe testing.
How the investigation can work
The engineer considers the visible pattern, construction, services above the ceiling and history of the problem. Testing is selected for that situation; not every method is suitable for every property.
- Moisture readings help map affected material. Readings depend on the material and need interpretation.
- Thermal imaging shows surface temperature differences, which can guide further checks. It does not see water directly through a ceiling.
- Pressure testing can help investigate a pipe system when it can be appropriately isolated. An inconclusive test is not proof of a fault.
- Tracer gas, acoustic methods or a small inspection camera may help locate or inspect a concealed route where appropriate.
- Direct visual confirmation or controlled access may still be needed.
Less guesswork, but access can still be necessary
Non-invasive methods can narrow the area to investigate. They do not guarantee that no floor or ceiling will be opened. Access may be required to confirm the source or complete a repair.
Before booking, discuss permission to isolate services and open up, who will attend, and any restrictions in the property. In flats, access to another home or communal pipework may need to be arranged in advance.
Know what is included before booking
Ask ADI to explain the proposed survey scope and price for your circumstances. Clarify whether the appointment includes reporting, any repairs, access work, temporary protection or making good. Do not assume drying and redecoration are included in leak detection.
If you intend to claim on insurance, ask your insurer what evidence and authorisation they need before committing to work. Cover depends on the policy and cause; a report does not guarantee payment.
What to tell the team
Useful information includes the room affected, what is above it, when the stain first appeared, whether it changes after rain or fixture use, and what has already been inspected or repaired. Explain any electrical concern or change in the ceiling’s shape.
